Value Creation Based Cost Management of Real Estate Project
Abstract—In the increasingly competitive real estate market, the cost management of real estate enterprises has become more and more important. However, in the cost management and cost control,the goal should not be to minimize the cost of every activity during the real estate development, but to consider the contribution of every cost to the project’s value, and as a result, to maximize the efficiency of the real estate project. This paper is based on a valuecreation view, from which cost management is considered to be systematic, dynamic and diverse. Using AHP(Analytical Hierarchy Process) method, we find that five activities, which are location selection, layout plan designing, developed planning and promotion,land using right acquisition, market research and initiate planning,contribute more to the project value creation by cost-adding. In the cost management practice of real estate enterprises, investment during these activities should be increased to make the project more cost-effective.

摘要----在竞争日益激烈的房地产市场,房地产企业的成本管理已变得越来越重要。但是,在成本管理和成本控制方面,目标不应该是在房地产开发过程中尽量降低每一项活动的成本,而是要考虑每一项成本对项目价值的贡献,由此来最大限度地提高房地产项目的效率。本文基于价值创造的观点,认为成本管理是系统的,动态的,多元化的。采用层次分析的方法,我们发现有五项活动以成本增加的形式对价值创造项目作出更多贡献。它们是选址,布局规划设计,开发的规划和推广,土地使用权的收购,市场调查和初步规划。在房地产企业的成本管理实践中,这些活动过程中的投资应该逐步增加来使项目更具成本效益。
