中文摘要:随着2008年的全球金融危机愈演愈烈,不仅使世界经济增长减缓,而且也直接或间接得影响着我国经济增长。如今在政府实行积极的财政政策和宽松的货币政策的双重刺激下,中国房地产市场逐渐在平稳发展中从2007的明显过热过度到理性调整期。2009年1月房地产市场开始复苏,房价逐步回升。但与此同时,房地产市场中存在的一些明显问题并没有得到缓解,反之有愈演愈烈之势。由于房地产交易对象的不动性、复杂性导致了开放商与购房者之间存在着严重的信息不对称问题。如今国内普遍受经济危机影响,居民收入增幅明显降低,失业率不断上升,而房价不降反升。购房者与开放商之间的信息不对称更加剧了高房价与低收入水平之间的矛盾。同时房地产市场的信息不对称也导致了市场的不规范、市场资源的严重浪费、消费者利益受损害、触发逆向选择和道德风险等 等问题。本文结合我国房地产市场信息不对称现状,对房地产业的信息不对称的类型、成因、危害进行了分析,并对如何改善信息不对称现象提出了对策和建议。希望能对我国房地产的持续平稳健康发展提供有意义的参考。
