房地产行业是中国重要支柱产业。政局稳定、经济增长、行业向好,吸引了大批资金涌入房地产开发行业,其中不乏海外资金。人民币升值预期和美国次贷危机影响下,中国房地产市场更成为海外资金追逐热点。同时,本土银行紧缩性信贷政策和宏观经济调控效果逐渐显现,在境内融资渠道空前缺乏的情况下,中国房地产企业加大了与海外基金的合作力度,为后者进入中国房地产市场提供了契机。
中国政府为了防止热钱过度涌入冲击国内经济而出台了系列限外政策。从紧政策下,海外基金投资房地产出现新趋势:投资方式由直接投资转向股权收购,投资重心从一线城市转向二线城市,投资物业由商业地产渐转向住宅地产。新趋势下,外资对房地产项目的选择和投资分析评价思路也会相应改变。为此,设计一个转变期进入中国房地产市场的海外投资基金,通过探讨它对目标项目的选择和投资分析评价过程,可以整理出一套分析思路和方法,包括如何选择评价指标、建立何种分析体系、如何收集并测算数据,对分析结果如何评价等。
