房屋由于火灾、恶劣天气、战争或其它出租方不可抗拒因素,而不是因为承租方直接或间接的疏忽及故意行为造成房屋毁坏而不能被正常使用及居住时,承租方从该日起停止支付租金,直至房屋可再被使用及居住时为止。
若因不可抗拒因素导致房屋不可被正常使用及居住超过10天,承租方有权以书面形式通知出租方解除租约,租约自通知到达出租方之日起解除,出租方应在收到通知后十天之内将押金及预付租金全部退还承租方。
出租方根据自己的意愿及经济、实际意义等原因,没有义务必须修缮复原房屋。若此情况发生,出租方应书面通知承租方,并在作出上述通知的十天之内将押金及预付租金全部退还承租方, 并且解除租约。

10.3 双方一致确认,除双方另有约定外,本租约项下的所有应支付给出租方的租金、押金及其他款项(如有)均应支付至本协议首页所列之出租方指定银行账户。如该银行账户信息发生变更,出租方应立即书面通知承租方。在承租方收到该变更通知前,按本协议列明之出租方银行账户信息仍应视为有效。
10.4 本租约附件是本租约不可分割的组成部分。
10.5 本租约自双方签字盖章之日起生效,租约文本一式二份,甲、乙各执一份,中英文具有同等法律效力。如有争议,以中文合同为准。

房屋由于火灾、恶劣天气、战争或其它出租方不可抗拒因素,而不是因为承租方直接或间接的疏忽及故意行为造成房屋毁坏而不能被正常使用及居住时,承租方从该日起停止支付租金,直至房屋可再被使用及居住时为止。
