摘 要
近年来，全国各地都掀起了房地产热，众多企业纷纷进入房地产行业淘金，其中有不少都是一些缺乏管理水平与操作经验的中小企业。如何提高房地产开发管理水平，如何提高企业的竞争能力，在越来越激烈的市场竞争下生存，是众多中小房地产开发商关心的问题。
本文结合项目管理理论及房地产全程策划营销理论，及我国现阶段的房地产开发建设的运行模式，以项目管理的思想和体系为指导，以J公司的A项目住宅小区为案例，研究分析房地产开发过程中的项目管理的具体工作流程，对房地产开发建设的各个阶段的工作内容进行了系统地总结。本文谈及项目的整体管理与范围管理、组织机构的建立、前期策划、推广与销售管理、施工管理以及项目后期的物业管理等多个方面的管理工作，导出中小房地产企业的房地产项目管理的主要控制内容，分析了房地产开发各阶段项目管理与全程策划的思想如何在工作中具体体现，探讨了适于中小房地产企业的管理模式和方法，希望本文能对某些中小开发企业的房地产项目管理起到一定的理论指导和促进作用。
