当前的房地产市场相当火爆,住房已不仅仅只是一种居住消费品,也成为了一些炒房客投资投机的替代品,可以说已达到一种畸形发展地步。在这种形势下,房地产开发企业如何把握好成本控制,如何实行优化管理,如何实现开发项目的利润最大化,如何实现企业的良性发展?作为一个优秀的房地产企业管理者,就必须要认真思考和正确对待这些问题。“利润=销售收入-费用”这一众所周知的简单公式,充分反映了开发成本控制将成为房地产企业工作的重心。成本控制贯穿于房地产项目开发的全过程,房地产开发企业要想在激烈的市场竞争中立于不败之地,取得良好的经济效益,就必须十分重视成本控制工作,切实提高成本管理水平。
本文从我国房地产开发成本控制的现状入手,并针对房地产行业特点,较为详细地论述了房地产行业的成本构成;重点分析了房地产开发企业在各个阶段的成本控制内容和控制方法。
最后通过对WK小区典型项目案例的分析,进一步对房地产开发项目前期成本控制的方法体系进行了分析和验证,为房地产企业在市场竞争中获取优势提供了一定的理论依据和具体的实施方法。

Abstract
The current real estate market is hot, housing has been more than just a residential consumer, has become a speculative investment in real estate speculators some alternatives, can be said to have reached an abnormal development stage. In this situation, the real estate development enterprises to grasp the cost control, how to implement the optimal management, how to implement development projects to maximize profits, how to achieve healthy development of enterprises? As a good real estate business managers to have to seriously consider and properly deal with these issues. "Profit = revenue - cost" of the well-known simple formula, and fully reflects the development of cost control will be the focus of real estate enterprises. Cost control throughout the whole process of real estate development, real estate development enterprises in the fierce market competition in an invincible position, and achieved good economic returns, we must attach great importance to cost control, cost-effective management.
In this paper, the cost of real estate development status quo of control and features for the real estate industry, discusses in detail the real estate industry's cost structure; focus of the real estate development companies in various stages of cost control content and control methods.
Finally, the case of the WK cell analysis of a typical project, and further real estate development project prior to the method of cost control system for the analysis and verification, to real estate enterprises to obtain competitive advantage in the market to provide a theoretical basis and the specific implementation methods .
