According to this text, the major factors influencing citizens' action of housing consumption include: socio-cultural environment, political and legal environment, trading condiction in the housing market, etc. By investigating the factors affecting citizens' action of housing consumption, it discovers sorts of problems existing in the housing market. According to the actual circumstance of our nation, the following counterplans and suggestions are put forward for the resolving the present problem of shortness of valid housing demand: leading the citizens to establish a rational concept of housing consumption; satisfying the housing demanding of different strata; developing a financial system of housing industry; developing a (second class market???) of housing. 我国政府处于城市化快速发展阶段,住房产业也逐渐发展,成为促进我国经济增长的支柱产业,而推动住房产业发展的动力来源于居民住房购买需求,因此,研究我国居民住房购买动机与行为并探讨相应措施来引导居民住房消费行为对于我国住房产业的持续发展具有重要的现实意义。
本文首先从我国的住房产业现状入手,通过剖析购买动机与行为的基本理论,分析了我国居民购房行为的特征。本文认为影响居民购房行为的主要因素有: 社会文化环境;政治法律环境;住房市场的交易状况等。通过对影响居民购房行为因素的研究,本文发现了住房市场上存在的种种问题。根据我国实际情况,本文提出了如下对策与建议来解决目前住房有效需求不足的问题:引导居民树立理性住房消费观念;满足不同阶层的住房需求;发展住房金融体系;发展住房二级市场。
