甲、乙双方就房屋租赁事宜，达成如下协议：

一、甲方将位于26 Rice RD. Winnipeg, MB的房间出租给乙方居住使用，租赁日期于___年__月__日至2014年8月31日，租赁期满后，如乙方要求继续租赁，则须提前1个月向甲方提出，甲方收到乙方要求后3天内答复。如同意继续租赁，则续签租赁合同。同等条件下，乙方享有优先租赁的权利。

Party A and B have both agree the following housing tenancy matters :

1) Party A rents to Party B a dwelling located at 26 Rice RD. Winnipeg, MB for residential use, lease date for ___ years __ month __ days to August 3, 2014. After the expiry of the lease, if Party B wishes to continue to lease, Party B shall be one month ahead propose to Party A, Party A should reply within 3 days after receive the request from Party B. If Party A agrees to continue to lease, then renew the lease contract. Under the same conditions , Party B has the priority to lease rights .

2) The monthly rent of the room _____ Canadian dollars, per month . I will be settle on the beginning of each month, Party B shall pay the full month's rent.

7) Of any dispute, Party A and B should settled through friendly consultations. If negotiation fails , drew from the local lawyer or court for arbitration.

8) Party B shall not keep pets in the house , cannot smoke , cannot bring others into the address for overnight.
