大户型与小户型的关系包含着社会对效率和公平的取舍。二者的矛盾也在一定程度上测量出了企业利益最大化与社会福利最大化的距离。对开发商来说，针对高收入人群的大户型利润更加丰厚，尤其是地理位置较为优越的地段，建设大户型更像是资源的优化配置。但毫无疑问，大户型的建设意味着同样的土地面积能够满足的安家需求越少，大量瞄准小户型的中低收入人群只能望房兴叹。
