摘要:随着我国房地产市场的发展,房地产交易的范围越来越大。随着住房市场的逐步完善,二手房交易将会越来越活跃。在我们庆贺住房二级市场交易活跃的同时,不能忽视的是关于二手房价格的合理判断与评估问题。这是关系到二手房交易能否公平、公正的一个重要的问题。因此,本文着重对二手房交易价格评估问题进行一下分析和探讨。本文着重对市场比较法、收益法以及成本法三种二手房交易价格评估方法进行一下介绍。

Abstract:along with the development of Chinese real estate market,the scope of second-hand house exchange(SHHE) becomes broader and broader . And SHHE will become more and more active with the gradual perfect of housing market. We should neglect the reasonable judgement and evaluation of second-hand houses inparallel with the congratulation on the action of housing secondary exchange. It an important problem correlated to SHHE justice and fairness. Therefore, this paper emphasized on the analysis and discussion of SHHE price evaluation . Additionally, it introduced three SHHE price evaluation methods as market comparison, income approach, and cost method.

Abstract : With the development of our country's real estate market, the scope of real estate transactions is increasing more and more. With the gradual improvement in the housing market, second-hand housing transactions will be increasingly active. When we are celebrating the active housing trading in the secondary market , what we can not ignore is we must judge and assess the housing prices on the secondary market rationally.This is so a important issue that it is related to whether the transaction of secondhand house is fair and just or not. For this reason, this paper is focused on doing some analysis and discussion about how to assess the transaction price on second-hand housing transaction. We mainly introduce three methods:Marketing comparison method ,Income and interests method and Cost comparison method,as the assessing methods about transaction price on the second-hand housing transaction.
