The Chinese market also demands REITs to help reduce risk to banks. In 2007 and before, in competing for real estate loans, Chinese commercial banks’ local branches loosened credit requirements in order to expedite loan approvals for development projects and commercial mortgage loans. This unfortunate industry development exposed commercial banks to high default risks, especially in the event of a real estate downturn. As the global credit crisis unwinds, there are signs that this slackening of lending standards is coming back to haunt Chinese banks. Real estate-related loans make up fully 19 percent of Chinese bank lending; while this pales in comparison to the50 percent in the USA, it is still significant. Hence, REITs can play an important role in stabilizing Chinese capital markets.
