甲乙双方就甲方将自有房屋出租给乙方使用,乙方承租甲方房屋事宜,丙方为中介方公司代表需参与整个合同拟定过程和房屋出租,作为见证和监督方。经协商一致,签订本合同。

一、房屋具体地址为XXXXXXX。租期从 2009年 12 月 1 日起至 2010 年 12 月 1 日止。月租金为10000/月,付款方式为 一年一付,自租房之日起付款。付款方式为每年提前一个月。

二、房屋租赁期间的水、电、煤气费、有线电视、宽带、清洁费由乙方承担(按月结算),甲方承担物业费。

三、合同到期,如乙方续租,提前两个月通知甲方,并交付房租。乙方不续租,也要提前通知甲方。

四、乙方住房使用中不得从事违法活动,不能干扰或影响邻居正常生活,不得转租、互换房屋,如发现甲方有权终止合同并不退还租金。

五、如需对房屋进行修改时,应提前征得甲方同意,费用由乙方承担。因使用不当或其他人为原因造成房屋或邻里损失的,乙方负责赔偿或给予修复。乙方在甲方处押10000元,不续租时甲方检查房屋,无拖欠费和损坏后如数还给乙方。

六、如乙方因故变动,甲方不退还租金。乙方不得拖欠或拒交租金。如拖欠或拒交,甲方有权收回房屋并收没押金10000元。

七、每月5日前,甲方自行前往相关税务网点,开具当月本市房屋租赁发票,需提供于乙方,5%房屋租赁发票税收由甲方承担。并及时交于乙方用于当月公司记账报销。如遇特殊情况需提前5天告知乙方。

八、必要或特殊情况下,以补充合同形式修改或增加此次租赁合同条款。
例如:1)延长租期(不满一年) 2)本房屋拆迁 3)本市房屋租赁税率提高或降低 4)其他纠纷或违反当前合约的行为 ;等等

九、本合同一式三份,自签字之日起生效,甲乙丙三方各执一份。
